Surveys

An ALTA/NSPS Land Title Survey, or ALTA Survey, is a detailed boundary survey prepared to a set of minimum standards adopted by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). An ALTA survey shows improvements, easements, rights-of-way, and other elements impacting the ownership of land. Typically, an ALTA Survey is prepared for commercial properties, as it provides the title company with additional information required to insure the title to the land and the improvements on the land to the high degree that a commercial development may require. In addition to the minimum standards set forth by ALTA & NSPS, a table of optional elements, Table A, is provided. A review of Table A is helpful in determining the optional elements of an ALTA survey.
